Designing a Low Energy Passive House in a flood zone is a challenge but it is an opportunity as well. In order to achieve resilient homes, building codes require all vital building elements to be above the flood elevation. This makes sense but has real consequences for cities and towns. a.m.Benzing architects were compelled to think about these consequences because of a spontaneous bid in an auction for a small property on the South Shore of Long Island. New York State auctioned off homes destroyed by Sandy and unwillingly abandoned by their owners.
Designing a three story building in a 1 1/2 story building neighborhood
The home is designed to the Low Energy Passive House standard. It allowed us to reduce the energy used in the building by about 70% to a comparable building in the neighborhood. All mechanical systems are included into the buildings envelop and not boiler room is needed.
The brief was to design a resilient home in a flood zone. The architects’solution was to design a passive house as a salt box design.
